As a member of the German Association for Financial Analysis and Asset Management (DVFA), I was at the DVFA Real Estate Forum 2024 this week. The DVFA Real Estate Commission, headed by Prof. Dr. Sven Bienert (IREBS) and deputy head Benjamin Klisa (Deka Real Estate Investment), invites participants to the Real Estate Forum once a year, where they receive a compact market update on the investment markets. The venue was the Flemings Selection Hotel in Frankfurt at Eschenheimer Tor.
The positive takeaway for me was that the price corrections on many markets have been completed or largely completed. The bottom has been reached. The picture was unclear only in the office segment. The quality of locations and properties must be increasingly scrutinized for office investments. The German real estate market offers attractive yield opportunities depending on the region and asset class. The low level of completion is causing rents to rise further. The timing for real estate investments is favorable. Germany remains attractive for international investors looking for long-term stability. The energy transition is increasingly being seen as an opportunity. Targeted modernizations improve the energy balance and increase the value of properties.
The tariff policy announced by the newly elected US President, Donald Trump, could have a negative impact on the real estate markets due to rising inflation rates. As Trump sees himself as a dealmaker, the Europeans should offer trade agreements that benefit the USA and Europe.
The DVFA Real Estate Forum 2024 was a great mix of in-depth analysis, impulses, and practical solutions. Many thanks for an excellently organized event that also allowed room for discussion.
